Recently, the American University Alumni Association under the Royal Patronage finally completed the construction of its new home. Sited on Ratchadamri Road, the new AUAA Building reveals its distinctive architectural attributes and intriguing details of materials and geometric form.

The semi-public building stands in its full glory in Bangkok’s most upscale district, surrounded by expensive condominium projects, high-rise office buildings, and large-scale public parks. These qualities and factors become both the homework and challenge for the design team of EAST Architects. The design development needs to tackle a handful of limitations to deliver the architectural design that fulfills AUAA’s requirements, including the program that accommodates different activities of the language school and its 69 years of continual operations. The new building is a chronicle of memories and connections between AUAA and everyone.

The project’s development, design, and construction take over a decade to complete. The design team proposed several ideas for the architectural design throughout those ten years, from reinforced concrete to glass, before the board decided on using bricks as the principal material. Bricks hold significance in both the aspect of design and cultural implications as rudimentary material in traditional Thai architecture and contemporary architecture worldwide. It is one of those materials that interconnect the western and eastern worlds. With this project, bricks are presented as a universal design language, meticulously uttered to express AUAA’s cultural legacy, including the connections and sentiments the association has formed with people over the years.

“We handle the master plan, the architectural design, and interior decoration. It was a complex and highly challenging task to balance the building’s semi-public program and the requirements while still preserving a sense of privacy. Bricks were chosen because they enabled us to locate the openings and enclosures in different parts of the program, such as the interior courtyard.”

Assistant Professor Pirast Pacharaswate and Assistant Professor Sayanee Virochrut, the two architects leading the design team of EAST Architects, share their views on facilitating the balance between private and public- the project’s key concept and starting point of the design.

Another essential characteristic of the building is the spatial sequence. Essentially, it involves facilitating how the building is accessed. The idea gets translated into a large-scale arcade that leads visitors from the Ratchadamri Road entrance into the building. The arcade’s design was developed to function as an architectural element that brings both distinctiveness and visual appeal to the building. Next to the arcade is the stairway leading to the large foyer. In this area, passive ventilation is devised using natural ventilation techniques to bring thermal comfort to different parts of the program. With the project being a semi-public building, maintenance is one of the issues the design prioritizes. The design employs natural ventilation as the critical element to avoid the excessive use of air conditioning systems.

The program includes the Smart Parking space occupying two underground floors, the rooftop area, the language school, an office space, the space reserved for the AUA alumni, rental spaces, and the 220-seat auditorium.

“Bricks are chosen, in parts, because they match the project’s limited budget and construction period. We developed this project and the entire construction process as a research project,” explained the design team about the lessons they learned along the entirety of the development.

With both architects being professors at the Faculty of Architecture, Chulalongkorn University, the project became a learning opportunity to experiment with architectural structures and materials. The design team selects 16 different brick patterns (from 50 options) for exterior and interior compositions. The varied patterns help facilitate natural ventilation in each section, bringing unique characteristics to the building’s four different-looking elevations with diverse patterns and configurations of the openings.

The design team developed a method to fit in the two-year time frame scheduled for the construction period. Instead of brick by brick construction, the design utilizes a modular coordination system. The semi-precast technique (similar to constructing a curtain wall) calculates the material into 60-centimeter modules to fit the grid-based layout system with a 6-meter span between the columns.

The principal structure of the building was constructed using reinforced concrete and steel beams. 3″ angle steel bars hold the brick modules with the help of a particular type of mortar concrete for extra strength. The integrated method is intriguing, for they manage to successfully construct the building from 1.7 million bricks in time and at such a high level of organization and standard. The effort fulfills the design team’s intention to showcase the materials’ true natures, whether bricks, steel, or reinforced concrete.

Users can experience the curated perception of time and space when interacting with the architectural and interior program. The design’s emphasis on Tropical Architecture’s natural ventilation pays extra attention to the facilitated connection between spaces, particularly the large stairway linking each floor together. The placement of the stairs’ extra-wide landings with no risers next to the brick wall causes the composition to become one of the transitioning spaces, introducing users to the dynamic perception of time throughout the day.

A similar experience can be found at the front-facing wall on the fifth floor, where a massive circular-shaped opening is present as a part of the building’s exterior mass and interior program. This particular portion of the space becomes one of the building’s physical characteristics, allowing users to experience the space, especially when the outside natural light makes its way into the interior space.

“You say to brick, “What do you want, brick?” Brick says to you, “I like an arch.”

Louis I. Kahn said during a conversation with his students.

The statement emphasizes that even a construction material has its own needs, and architects should not neglect the material’s inherent sentiments for architecture it is a part of. On a philosophical level, humans instinctively demand a sense of safety and security. When humans build their own spaces, the first impression they look for is safety. Humans lived in caves for the safety they provided. Even with its functionality as a semi-public building, AUAA’s architecture’s priority is delivering efficient protection while welcoming the presence of an outside environment.

Such qualities are what architecture should pursue and attain. What the design team of EAST Architects has demonstrated is the significance of the state where the absence of time is materialized through this primary yet wonderous material – a known realist in the world of architecture. Delivered is a mesmerizing work of architecture sited in one of Bangkok’s most commercially valuable neighborhoods.
